Don't bother selling your personal property with your home. Sell it on Craigslist!

If you're not familiar with it, craigslist is like a local version of ebay.  For free, you can list anything for sale, post a personal ad, and even trade for different items.  The best part is that its local and free.  A common complaint about ebay is that many people are not comfortable with paypal (which I don't blame them since you have to submit a blood sample to get an account) and they don't know who they're buying from.

Craigslist sets up local sites and they encourage you to shop locally, which involves either calling the seller directly or by sending an email to a masked email account.  Its so simple that its brilliant!  I've recently become a huge fan, selling things around the house I no longer need and don't want to hassle with shipping.  Just be smart about it.  I respond to all email questions with my cell phone number to encourage a call.  For me, them calling my cell phone is no big deal since its all over town, my website, everywhere anyway. 

So it begs the question, with this great resource, why sellers are still trying to convey personal property with the property?  Now, I'm a firm believer that unless you have a good reason, kitchen appliances should stay with the house.  If you're extra nice, price in the washer and dryer too.  After all, a move is a great time to upgrade to the latest and greatest available. 

Appraisers hate dealing with deals with personal property is involved.  Occasionally, they will raise issues, especially if the home is priced on the limit, if the reason for the higher price is because of the personal property.  Things like TV's that aren't built in, extra furniture, pool tables, etc are great items to liquidate via Craigslist.  Plus, as a seller (and I've had this happen), the worst thing you can have happen is that things break down with the buyer and now your personal property the source of sour grapes.

So as you're preparing to sell your home and you have some items that you'd rather not move with you, post your items for sale on Craigslist.

From a lender's perspective, personal property should not be part of the equation. How do you put a mortgage on a couch?
