Good Evening Fernando, Thank you for sharing the prayer. i will be printing and posting it. I have to say I work a lot with Bank of Americas and I have it down to an art. Things go very well, they go slow but they go when you have a good raport with the people you are working with. I have had great luck with them . They will eat up most agents though if they are not prepared.

Scott,when you have experienced most of the lenders out ther and you can make a fair comparison after you completed a few short sales with all of them....I can't tell you that bank of America is the devil that gets pleasure from tormenting thousands of families in this country with their ineptitude

Great prayer Fernando, maybe if we could get some Divine intervention in some of these transactions there would be lots more happy buyers, agents and sellers.

I personally love BofA. Easy to work with and they gotten much more efficient than what we were used too a few years back. Besides, you want real difficulity? Bring back Countrywide! Also, BofA in my area is now giving the homeowner $2500 to do a short sale.

Anyway, you might want to look at finding a great CPA that handles short sales and refer the tax questions to that CPA. When your client learns that you have assembled a team of experts, they will give you their business. My CPA writes all the 1099s on a rental as a business loss. So if you can find a local CPA that can tell that client of yours that she doesn't have to pay taxes on a business loss, you will get 6 short sales instantly. CPAs also have access to clients who are under water and they can refer the real estate business to you. Same goes with divorce attorneys, loan modification companies, etc.

By the way, I had a client like yours. I was in his garage helping him write his hardship letter while looking at all his cars: lamborghini, mazerati, porche 911 and a Mercedes Benz S550.
