Dustless sanding has to be well worth the extra cost Debbie................I'm thrilled so many younger people are appreciating hardwood floors.  Many grew up with wall-to-wall carpeting.

Anita - Thank you so much. Yes, refinishing can make a huge difference to your home.

Ed - thank you so much.

Roger - Me too.  and, yes, many feel it's worth it...if they are currently living in the home.  If they don't live there, it often doesn't make sense...because there is already so much dust and that needs to be cleaned up anyway.

Anne - It can really vary.  Most places in my area charge at least an extra $1/sf.  We charge a bit less than that and our competition.

Debbie -- we once did a refinish ourselves -- money was tight, and it was going to be a problem.  Turned into bigger project, as the nails (put in nearly 100 years before) weren't all countersunk the same, so in some cases, they ended up ripping the sandpaper on the machine.  I agree with you regarding the preferability of oil based vs water based.

Steve - Oh, yes, it's tricky w/ the face nails.  Those do need to be countersunk.  Also, it's possible you had pine which is also trickier as it's softer and needs conditioner if you add a stain.
