Is is ME?  Is it my BROKERAGE? Or is it BOTH?

When meeting with buyers and sellers are you presenting more about you or more about the services your brokerage has to offer?  Does it matter to the buyers and sellers who you the agent are affiliated with or does it matter more about you as the agent and if the sellers and buyers like and trust you?

If a potential seller who doesn't know you or me gets a postcard in the mail who will they choose?

Postcard #1 - BIG National Name Brokerage

Postcard #2 - Smaller Brokerage Possibly name not known by the potential seller

Have you thought about this?  How do you position yourself based upon the brokerage you affiliate with? Does your brokerage affect the amount of business that you generate?

Mr. and Mrs. Buyer and Seller what do you think?

In the end how to get the hand shake for the deal, by the broker your with or not?

Quickly dispelled by me. .

When I'm in a listing appointment..  

I have my own brokerage  .small and hardly recognizable.

When the subject of XYZ company comes up. .

I pull a printout of the last 100 expireds from the MLS from XYZ brokerage

. .and I simply ask. .Why XYC could not helped these listings from becoming expired?

It is not the company . .is the agent !

Fernando, I agree!  I work with a BIG National Brokerage and honestly their are some agents that I would want to work with if I were a seller or buyer and there are agents that I wouldn't want to work with.  Do you feel your business (volume of sales) is ever affected because of your "smaller" brokerage?

On the contrary. .as a broker owner, there are no limits of the type of services I can offer my clients. I make those decisions based on sound business principles that I feel is necessary for my own brokerage to grow.. .and not being limited to a corporate attorney advising the main office.

I was an owner for a KW Market Center before. Once I let that go .I found out that 50% of my time was being donated in a daily basis to one or more agents with problems or issues. .the worst of it was the constant negative vibe of these complains , the competition and negative comments between agents were molding  my expectations for success.

Now, I have 3 agents, we are a lean mean and a marketing machine.. .and it is the future of real estate business in my opinion. A boutique Brokerage similar to a boutique of dresses for women. .when you want to to look your best . .during a special moment in your life. .and want great service, you are not going to buy your dress in Walmart!

BTW My income has doubled since. .

Cynthia, I am with Fernando. I am affiliated with a small family owned broker in the Northern Virginia area. However I think gone are the days when the big company would dictate that they were well know...how with keyword searches anyone can be well known as along as they are targeting the right market.

During my listing presentation it is me and my services.

@Fernanado I love your idea about taking a copy of MLS listing.

Ritu, I agree too that is the agent that matters the most to the buyers and sellers.  I was curious to see if other agents felt the same way.  Fernanado's idea is a good one!!
