Staging alone will not sell a house, but it can be a very effective piece of the marketing strategy for your listings. If a house is priced right and looks better than its competition, it will likely sell faster and for more money. As you know, the most critical time for selling a house is the first 30 days on the market. The longer the time on the market, the less it will sell for. By staging a house prior to listing, you can hit the ground running toward a successful sale! 

The way someone lives in a house and markets it to sell are often very different. Most homeowners are incapable of effectively preparing a house for marketing on their own. They have gotten used to the way it looks and have difficulty detaching emotionally in order to make the needed changes. A staging consultation provides an objective evaluation of the property through a "buyer's eye" with detailed instructions for the homeowner to follow in order to complete the work.

If you recommend a staging consultation to every seller, your clients will see it as a value added service that sets you apart from other Realtors. It shows a seller that you are knowledgeable about marketing their property and they will appreciate your extra effort to get them more money for their home. When a homeowner knows that you always recommend staging, they do not feel singled out or view it as a reflection on their decorating style. That is, they won't take it personally. If you wait until the house sits for months without an offer or you are considering a price reduction, staging can be more difficult to address with a seller.
