Selling a home will not be as fun and jolly as a lot us imagine. Many homeowners just want to "give it a try" by following "Mr. I did it neighbor" but most of the time you tend to forget that Mr. neighbor was not in a rush, had his mortgage paid off, had experience selling a house, etc. to find out slowly and painfully that you have shown your house to at least 25 people in less than a month and know nothing about the prospects because they just disappeared. You keep trying though by asking your "neighbor" co-workers, Internet, friends and family what to do or what to try next, but the results are still waiting to happen.
In order to sell anything, you have to have a list of strategies and to acquire them takes "experience" to apply what you need, when you need to, with whomever your dealing with requires knowledge. Real estate is a people business which includes a whole lot of different personalities that you may not be trained to deal with or may be ready for when they come. I am not saying that you're not a good sales person. My point is that not all of us have the ability to act according to people's personalities, not all us have the "third eye" to see and sense a persons intentions, wants and needs without asking and risking asking certain questions and even going further with a conversation. Before you make the decision about selling on your own, think about more than twice because it will be challenging. As a real estate broker associate I feel an obligation to advice sellers to not experiment with such a task, or any other task that requires a certain level of knowledge, I have been witness of ugly investment disasters that could affect you for many days to come.
