Let It SnowWell the weather outside is frightful, but blogging is so delightful.  So as long as there's no place to go, let it snow, let it snow, let it snow. 

As I sit here and navigate AR, it amazes me that we can connect with people all over the country and share knowledge.  I can utilize down time (literally stuck in my house) to the utmost by maximizing My Home and by reading tips from the blogging guru's.   Thanks so much to all of you for contributing your helpful hints on the art of blogging. 

Also, thanks to those of you that share your ideas and newspaper articles.  I really enjoyed today's post from the LA Times about good real estate marketing words.  It made me rethink my current MLS descriptions. 

Our local newspaper, the Gazette Telegraph, held a class called How to Make Your Advertising Profitable.  It was geared towards real estate and focused on how to write good ads and classifieds.   The class was less than $50 and included an inch thick book on phrases that appeal to buyers, headlines to spark their imagination & Reg Z guidelines.  The class was very informative.   I was thinking that our lenders &/or vendors on AR may want to approach their local paper and maybe co-sponsor the class.  It would be a good way to meet Realtors.

The instructor mentioned was that you should ask your seller why they bought the house.  Chances are the next buyer will buy for the same reason.  Then tie those features into benefit statements.  So, when I asked a seller why she bought the house and she said "because it is near schools and a park", I put the following in the MLS and all my advertising:  "Family picnics right around the corner at Cottonwood Park" & "Your kids have a short walk to school".   Sounds much better than near parks and schools, doesn't it?!

Back to the LA Times, it mentioned that landscaping is a popular word.  Here are some benefit phrases you can use:  You'll applaud the landscaping with its contrasting colors or The landscaped grounds are a fitting introduction to a superb interior.

Caryn - I'm fascinated that you are able to say "Family picnics right around the corner at Cottonwood Park" & "Your kids have a short walk to school".  in your MLS remarks.  Our MLS would consider that a HUD violation. I personally like your wording but it wouldn't fly here. 

What a great idea for the local newspaper to sponsor a class!  Thanks for sharing that idea.
