Short Sales are another way for Realtors to provide their services to the public.
Exactly how successful are the Realtors in Montgomery county MD righ now?
Here are the numbers. . .
In 2007 there were 340total listings entered into the MLS system and branded as a short sale in the Internet remark section for Montgomery county MD
From these 340 listings. . there are only 21 reported SOLD for the whole year!
There are currently 29 "short sales" reported under contract w/ or w/out KO
The pick up in the properties under contract shows that Realtors are being more creative in getting these short sales SOLD.
Still, the percentages aren't that good. Are we setting up ourselves in getting listings that will not sell ?
How long before these banks wake up and start realizing WE ARE HELPING THEM!! and start talking to us like their friends and not their foes.
These numbers are telling us that the banks aren't structured to deal with us and the number of short sales is creating havoc in their departments unable to deal with all of us.
My advice to any Realtor that is currently doing a short sale:
Get your ducks in a row. . put your package together neatly and to the point.
I enclose a page of contents and if possible, once we find out who is the person in charge for our case, we sent them an overnight package containing the "works" from the hardship letter to the comps. . everything neatly divided and professional.
One more thing, make them sign when they receive it. . so the right person will get the package.
