Do Christmas decorations help sell a house? I had a discussion recently about whether a seller should put up decorations or wait. Here are my thoughts.

PROS: If you put them up, it gives the house a very warm feeling. It might help prospective buyers to feel the personality of the house and to imagine living there. Nothing beats the sounds and smells of a warm fire and/or apple cider on the stove. There are decorative holiday lights that can add ambiance to a room.

CONS:You want to make sure that it doesn't add additional clutter. With the addition of a Christmas tree, a den or living room can feel much smaller. Make sure the tree size matches the room.Some homes overdo it and put knick-knacks EVERYWHERE. Be sparse and tasteful in what you put out. Avoid pictures or ornaments that have pictures or names of your family, friends or relatives. Make it as generic as possible.

I just had a conversation with my good buddy Vince McKamy about this, and I think overall, it helps. If you want the buyer to feel at home, how much more homey could it be than when it is decorated for Christmas. Of course, lets hope the decorations are nice, and that they did a little cleaning before they decorated.

I showed a house yesterday with a huge, gorgeous tree in an otherwise minimalist living room.  It was a huge plus.

When my husband sold his house years ago we didn't bother to put any decorations up (the closing was right before December 25th).  Too much clutter, more to pack up, and you don't want to turn off anyone who may not celebrate Christmas.  It may give the impression that the sellers are 'too settled' and are not ready to move out.
