Every Property Deserves To Be Staged... Regardless of Price Point.

I hear this so many times... some Realtors and Sellers  won’t even consider houeStaging a property unless it is at or above a certain price point.  

And why is this?  

1.Every property has a set of possible buyers for it... a set based on the location, list price and condition of the property.   And while not every buyer is alike one thing they have in common is that the property needs to appeal to them.  

We’re still going to suggest editing, packing, cleaning and repairing no matter what the Price Point.

2. Staging is all about making sure the property appeals to a broad scope of possible buyers and that the property’s assets can be seen. This is true regardless of Price Point.  

A 1200 square foot home still needs to show its space as much as a 45oo square foot home, sometimes even more so.   A bright chartreuse wall has the same effect in any price point.

Laura, I thought Kathy did a great job with this! I mentioned to her when seeing a home 3.5 MM without furniture, it somhow lost it's value to my buyers.

Kathy did a superb job on this post Ellen!  As she does so very often.  I completely understand their feeling on that. Vacant homes high end or low, lack personality, warmth, sense of scale and proportion.  Worst part is, only 10% of buyers can visualize how they would live in that empty space!

The sellers of low end homes are definitely the toughest to convince Kristin.  Unfortunately, many times they need it the most.  Have you ever broached them with the idea of just a simple consultation, or a consultation with a follow up "game plan" (consultation report)?  All the Realtors in this area I work for pay me for this themselves and it sure lights a fire under those sellers bottoms!

Hi Laura,

Like you have stated in the post, "every home has a right and a need to be staged".

Many home sellers think the way their home is , is the way to go, they like it that way and don't want to change anything.

It takes a special eye for staging that you have to understand the difference between "looking good, and looking great".
