The time was 5:30 AM, the day after Thanksgiving. When you have 21 month old twin boys, that is the new wake up time. They of course where running around with more energy than should be allowed while I was trying to watch news. And what was the big story? BLACK FRIDAY! People lining up for hours to get a "deal" from giant chain stores. One lady had just purchased a $500 computer, with no software loaded, and didn't know the original asking price. Hmmmm. Then it dawned on me. Perception. The stores mark down specific items in VERY LIMITED quantities, just to get you into the store, then you buy all the overpriced crap.
Wait, I'm actually going somewhere with this. People want a deal. They will line up for hours in the dark to save money. It is the same with buying a house. December is the worst time to be on the market if you DON"T have to sell. You are putting up holiday ornaments, family is coming and going, presents are everywhere, the house is never ready, etc. So, it stands to reason, if a house is still on the market, it must HAVE to sell.
Smart, savvy investors have always known that this is the time of year to write aggressive offers. If you are in the market for a home, you may be THE ONLY BUYER talking to multiple home owners. What better time to negotiate your perfect deal?
Don't want to move at Christmas? That is okay, negotiate a mid January close. You get the price you want, they know they have their home sold, and everyone drinks eggnog and eats cookies until they can't move. At least, that is what me and the energy twins will be doing.
