So as you can tell, South Lebanon's Stone Brook community has quite a bit going for it! Mix in the convenient location just off SR48 between I-71 and 22/3 and there's even more to like. New shopping and dining opportunities have been steadily appearing over the last few years to make this community even more appealing.
So from a real estate market standpoint, how's Stone Brook performing? Fortunately the community has been spared from significant short sales and foreclosures. Only one of the 2011 sales reported below was Lender owned.
If you're looking for a Drees patio home, there are currently three Stone Brook patio homes on the market priced from $235,000 to $253,160. Since 1/1/11, four Stone Brook patio homes have been sold, a mix of resale and new construction with prices ranging from $199,900 to $246,224.
For Stone Brook single family residential homes, the homes are built in 2001 and after, and square footage ranges from 2000 to over 4000, with the bulk centered around 3000 sq ft reported on the county auditor's records.
Currently listed in Cincinnati MLS are seven Stone Brook homes priced from $272,727 to $400,000. Additionally two homes are currently under contract. 2011 was a solid year for sales, with 13 homes sold ranging in price from $257,000 to $415,000, although typical selling price is in the low $300ks. For buyers, there are opportunities for great value as most recent sellers are selling BELOW their original purchase price.
