Do You Know How to Check a Contractor’s References?

So you have found a contractor that seems to be a good fit for your project. Now what? You hear it all the time, ask for references! It’s a good idea to get at least 3 references and if the contractor has been around for a while, he should be able to come up with quite a few.


So you are handed a list of references, what sort of thing should you ask?

 

 

Here are a few things to get you started in your research.

Were you satisfied with the project?

How long ago was this improvement completed?

Did the job get done on schedule?

Was the original estimate accurate?Reference contractor

If there were changes made, were you satisfied with the cost of the changes?

Did the workers show up on time?

Was the contractor on site himself?

How was the communication with the contractor?

Were there any days when no one was on the project?

Was the job site left clean at the end of each day?

Did the work place seem safe?

Can I come visit your home to see the completed project?

Would you hire this contractor again?

What would you change the next time you hired the contractor?

 


 

It is important to ask for and get a solid list of references from your contractor. Once that is done, you need to make the effort to check them out. This is an important step! By doing this extra research you can determine whether or not you have found the best contractor for your project.

Funny I should come across this article now. I'll currently writing a report for a couple. Home buyers and would be renovators who've gotten into a mess with a 'contractor', simply because he was personable and they did no furthur reference checking on him. Turns out he doesn't even have the required liscence.

Hi Tom - I'm always amazed when people ask for and are given a list of references and take it no further. Even though it should be assumed that the references are safe ones for whomever provided them, it's still necessary to check those out thoroughly. I always try to do a little extra research, too - by finding clients that don't appear on the list. Any suggestions to make that easier?

Hi Tom - Excellent list, although unfortunately most people won't work that hard to find the right contractor.  They will ask ony one or two questions, if that.  I wish they were more dliigent, and they would save themselves some trouble. 

One other thing that helps:  If someone calls himself a "contractor" he needs to be licensed and bonded, and if he has employees or workers, he needs to cover them with Workers Comp.  These are easy things to check.  Ask for the license number, call the state license board and make sure that their license and bond are in good standing.

Ouch! That's not a good situation for that homeowner Robert. Going back to correct the problem now can be expensive.

Good question Dick.

You may be able to ask for addresses in the local area, and then check the public records or even go to the home and introduce yourself.

Oh, how about contacting the current projects that the contractor is working on? It is not likely that those owners will be on that list.

It has been my experience that license, insurance, taxes, and those sorts of things be provided after passing the refernces "sniff" test. I guess this could all be included in one long list Susan.
