THIS HOME IS PRICED TO SELL!!! REALLY???

As an appraiser I have to chuckle when I see numerous FMLS listings where the Realtor says this home is Priced to Sell!  My immediate response....Well I sure hope so, is that NOT the goal for Realtors to sell the home!

I have never seen a listing that says, this home is WAY overpriced for the market, but come show it anyway :)

So you might want to rethink your wording, like great price or below market, etc. I would pass on below appraised value unless it was a VERY recent appraisal. I have seen comments that say "priced way below or $50,000, below a 2006 appraisal" NO KIDDING?  It surely better be way below a 2006 appraisal. 

The other thing I see way too many times....If a Realtor says this home will not last long (due to pricing). I look at the days on market and it is like that statement is the KISS of death. Most times than I care to see, that home sat on the market for a long...long time.

We see your comments and for many of them, I say thank you espeically when it comes to details on RENOVATIONS and in what year they were performed, that is information we HAVE to have for the appraisal and that is information that potential buyers will appreciate too. So flood us with that kind of information. Not that it is priced to sell......do you AGREE?

I have seen overpriced listings where agent writes "room to negotiate". I prefer to educate the sellers to list the home at current market value. Let say I negotiate the price with the seller in advance. : )
