Do You Shove Your Buyers Into A Home?

Yesterday, I posted about a recent experience with a buyer, "Why Do I Have to Decide So Quick When Buying an Intown Atlanta Home?" You know some of our best "work" in blogging comes from real life situations and how we worked with/through them.

This post also appeared on my site, MyMidtownMojo.com. I know that my site gets traffic from the tools that I have, but I was a bit surprised when I got an actual comment on the post. It read as follows:

Do You Shove Your Buyers"so you’d better shove that guy into that house, huh? get him in and drop him off.

people aren’t machines (unless they’re real estate agents…). you can’t expect a person to make a decision to move into a house within an hour of seeing it for the first time— doesn’t know the neighborhood, doesn’t know nearby schools— you have to remember that the people you’re servicing aren’t making a business decision, they’re making a LIFE decision, investing tons of money into a home the second they see it. honestly, ask yourself, would you make a snap decision that affects the rest of your life the second you saw an opportunity? get the damn dollar signs out of your eyes and start thinking about your clients. they’re paying you, you know."

WOW? REALLY? Shove the Buyer in the house? It's a tough real estate market, and a tough time for me. I'd love nothing better than to have a closing scheduled on the books. But SHOVE a Buyer in a house? My response was.....
 

Daniel….obviously (or not) you may have had a bad real estate experience. First off, if I had dollar signs in my eyes, real estate would be THE LAST PLACE I WOULD BE LOOKING FOR THEM! I challenge you to work where ever you do, and get a paycheck every 2 or 3 months. Let me know how that goes.
As for “shoving someone into a house” nothing could be farther from the truth. I have spoken with buyers in the past and actually TALKED THEM OUT of buying a home, based on various factors such as jobs, family, etc. So I highly doubt I have dollar signs in my eyes.

Yes, buying a home, be it your first or your fifth, is a big deal. It’s the biggest financial decision you make. The point of this information is, you can think about it, and you should. But, you may miss out on that home you decided you want because you thought to long. In most instances, Buyers know they are ready to buy, and just need to find the right home. In this case, this Buyer WAS a first time buyer, and I too advised her about her options. She first chose to wait while she thought about the payments, etc. She then changed her mind and did not understand why she could not put an offer in on the home. You might also want to know that the buyer is very familiar with that area, such that they ONLY wanted to look in this specific area and no place else. So they had already done some of their “homework” with regards to the neighborhood, etc.

The moral of the story is, you can think all you want, and you should until you are comfortable with your decision. But you might miss an opportunity.

 
Seriously, I take my business seriously. If I think someone should not buy a home, I tell them. I hope that my honesty will be good karma and they will come to me later, or refer someone else based on that trust. I don't see Buyers as $$$$ signs.

More opinions than you want to hear about.

No matter how many homes are on the market, there is only one best opprotunity, and it's seldom found by a lone buyer.  Thet's both the blessing and the curse of the internet.  Scores of buyers simultaneously find the best opportunity.   Either lead the charge or stand at the curb and watch the parade go by.  Touring homes is the final step before making an offer in a well planned, professionally assisted house hunt.

Double WOW.  Of course if people are looking in midtown they aleady KNOW they want midtown.  I know you well enough to know you well enough to know you'd never shove anyone into a home.  How sad that someone would twist what you mean to make it sound so greedy and calculated.

I think you handled your response admisrably and professionally. I think he clearly misunderstood the points you made in your article. And as you suggest, it sounds like he may have had, or be having, a bad RE experience. No doubt there are SOME agents (few I think) that really try to get people to move quickly even if they are not prepared to do so. Certainly not a good way to encourage future referrals from a raving fan.

I love how people do not understand that one decision impacts other decisions. Choosing to wait and think about a situation is an option. It is a fine one, but when one misses an opportunity because they thought about it, it is what it is. The opportunity was missed. It happens. Your response was great.

William: I'd like a sale as much as the next agent, but if a Buyer makes a wrong decision they will remember you even more..and it won't be in a good way!

Tammy: I could of choosen NOT to post that comment, but I thought it worthy to do so, and then respond to help educate a potential Buyer about the realty of the market.

Jeff: And raging fans are what I want.

Cal: Yes, an opportunity was missed, and most likely we were out bid anyway....now the challenge is everything else will compare to this one.

Clearly this person has a lowly opinion of real estate agents in general and it shows.  As a matter of fact, based on his comment, I suspect his world view is jaded by anger.  Like you, I suspect that he had a single bad experience and it shaped his opinion for life.

Are market is flooded with distressed properties . . . short sales and REO's.  Most need some TLC which quite a few buyers are unwilling to do.  SO . . . the homes that are priced for the market and are in good condition will sell quickly.  There's no shoving involved . . . it's just the nature of the market now.  Amazing how people can spin something when they have no basis in fact.  Yes, I'm sure they watch HGTV and they are now a real estate "expert" HA HA HA

Uh boy. Daniel had a bad experience. We get those 'panic sell' 'pressure on' buyers every year, as sellers. And my heart goes out to them.

You did a GREAT job of distinguishing between taking wise action and a knee-jerk reaction.

In my residential market, 'affordable' (under 150k) homes are hot as heck, in multi-offers within a few days. And Spring is coming. You do NOT have the luxury of time when it comes to the good ones.
