Top 10 Zip Codes in the Phoenix Metropolitan Area for Showing Activity
Phoenix, Arizona Real Estate Market Activity Report 2/17/2012
According to the Arizona Regional MLS, lockbox activity showed a gain of10.6% this week from the report posted on 2/10/2012. There were 36,232 opens. ARMLS took all the showings and broke it down by zip code and calculated the hot and cold spots across the valley.
When looking at the two maps, it’s interesting to note that the multiple hot spots tend to be on the outskirts of the valley in areas that began booming heavily at the height of the market between 2004-2006. Some of those areas, like Surprise, North Phoenix and Anthem experienced some of the biggest declines when the economy turned. See Each Zip Code's Details
Many of these zip codes are also known for winter home buyers and retirees, such as Sun City, Fountain Hills, Scottsdale, and Mesa. This supports my own experience over the past few months in working with buyers. People began looking for second homes and a place to retire again.
I compared the number of active listings within each zip code to the number of showings during the week to see how active each zip code was. Top 3 active zip codes turned out to be:
1. North Scottsdale 85255 ranking No 2 in overall showings with 643 active listings and 829 lock box opens, or 78% showing activity
2. Surprise 85374 ranking No 6 in overall showings with 505 active listings and 658 showings, or 77% showing activity
3. Scottsdale 85258 ranking No 8 in overall showings with 390 active listings and 603 lock box opens, or 64% showing activity
