November Update on Cameron Station Sales

Summer is long gone, and the Autumn has passed by quickly.  As the leaves are raked up around the Cameron Station gazebo and neighbors start decorating their homes for the holidays, it is time to have a look at how the market's doing in Cameron Station, a luxury community of townhouses, condos, and a few single family homes in Alexandria, Virginia.

Currently, there are 35 homes on the market in Cameron Station ranging in price from $329,000 for a 2 bedroom 1.5 bath condo to $900,000 for a 5 bedroom 4.5 bath Stoneyhurst model townhouse on Donovan Drive.  This large townhouse features 3,200 square feet of living space.

The average listing price of currently available Cameron Station homes is $532,129.

Of the homes on the market, there are 21 condos and 14 townhouses.  These homes also include two brand new townhouses still being built within the community and available for 2008 delivery.

13 homes sold in Cameron Station during the last 30 days from October 27th through November 27th at an average sales price of $571,723.  Homes in Cameron Station are still selling in a relatively short period of time -- 46 average days on market. 

In fact, for all of Alexandria, Virginia the average days on market for closed sales within the last 30 days was 46.  This is much better than the overall Northern Virginia market.  Alexandria remains a hot market compared to some of the surrounding jurisdictions.

When Looking to Buy or Sell - Make the Right Move
Lots of activity in the neighborhood.  It is a fantastic area.  There are even more condos that have sold with builders that are not in the MLS.  I just hope those buyers get agents - having done a deal with a builder there this fall - I can tell you they are NOT looking out for a Buyers best interest!!!

JAMES:  There always seems to be quite a bit of activity in Cameron Station.  Since I've got several friends and numerous past clients who live there and I live less than a mile away, I'm there quite often.  Your recommendation for buyers to work with agents even when dealing with new construction is quite wise.
