LAKE GRANBURY WATERFRONT HOMES MARKET REPORT FOR 2011

It is time for a Lake Granbury Waterfront Homes Market Report 2011 and a little perspective on the real estate transactions of 2011 with regard to waterfront properties in Granbury, Tx.  It is always good to look back over the year just past and see what has transpired and draw some conclusions about our waterfront market and where it is headed.  It is necessary to look at waterfront properties as a separate category from other single family homes since the cost of the lots are considerably more than lots with no water exposure. 

As with the rest of the nation, our real estate market here in Hood County has suffered from a lack of qualified buyers for all our real estate since 2009 and as a result we have more homes on the market than we normally would.   Sellers have had to discount their prices to entice Buyers to make offers and have driven the overall price of waterfront homes down probably around 20%-25% from their high in 2008.  The Lake Granbury waterfront home market for 2011 was further crippled by the lack of normal rainfall and the falling lake levels.  Luckily for all of Hood County, the last few weeks have brought inches of blessed rain--enough to fill Lake Granbury to its brim and tanks and ponds all over the county. 

A survey of almost 2000 American real estate agents and brokers reveals that most believe that our real estate market is poised on the brink of recovery in 2012.  They expect some markets to be flat but there are markets across the nation that are booming and 5 of them are in Texas.  Austin, San Antonio, Dallas-Ft. Worth, Midland-Odessa and Houston and are trending upward with diminishing inventories of available housing.  Hopefully this upward trend will spread all over our great state and the nation. 

Our own market for Lake Granbury waterfront homes currently shows that there are 140 waterfront homes available with an average price of $367,546.00 and an average square footage price of $157.  An over supply of homes available versus willing Buyers should make this an unique opportunity for Buyers to take advantage of the  historically low interest rates and buy a waterfront home at a really great price.
