"I am looking forward to this house we are looking at.  It looks to be spacious and just what we are looking for."

That was the comment from Mrs. buyer yesterday.  When we walked in to the home, There was an "ah, this isn't what the pictures look like."

The photo's were taken with a wide lens making the home look much bigger.  The dimensions were all rounded up and my buyers were not pleased.

"Are you still as interested after seeing this home as you were before?" I asked.  Mrs buyer responded quickly..."We still like the home.  We like the lot.  But what else has been exaggerated? I don't feel that this agent has been honest and I wonder what else we are not being told.  Let's move on!"

My clients were so turned off that although the property may still have worked, the misrepresentation turned them off to even considering this home.  The Sellers very well could have LOST the sale.

Being honest with the listing info and with the disclosures it the only way to proceed.  Dishonesty will only make you lose!

Nothing turns a buyer off like a listing the is not accurate.

This is very good advice. If you paint too good of a picture, then buyers can become very disappointed when they actually see the house.

So true. So true. I have seen some photo-editing that really went so far over the top. Fixing a dead grassy spot in the yard is one thing, but removing large gaping walls holes from the walls? No so much.

So true - once trust is lost, it's lost. You can't blame the buyers for wondering "What else?"

Another thing is that Myself, I will question every listing that that agent has now and for a long time into the future.
