Buy or Sell First?

Many homeowners ask me whether to buy or sell first. This really depends on each individual's unique situation. Since there is no one size fits all solution, hopefully, I can give you some pointers.

The most stress free solution is to sell your existing home and then purchase your new home. You can wait to get the offer you want and you are not rushed into accepting a lower offer in order to "close" on your new home. This will give you the most negotiating leverage. One of the drawbacks is that you may have to rent for a while which incurs a second move.

Buying first of course allows you to get your dream home the minute it comes on the market. You must be prepared to sometimes accept less for your current home. One last option is to find a renter for your current home and bridge finance your new home.

Glen just how is the market in Alberta/  Showing the same slowdown as the US?

There was a good run up until summer and then the flood gates opened and everyone wanted to sell so the prices dropped a little and the amount of product tripled. http://realtytimes.com/rtmcrcond5/Alberta~Edmonton~dwightstreu

I do have condos there through a developer that cash flow the first year with subsidies from him. Need about 37k to 50k down and everything else is taken care of. I will be doing a seminar here in Vancouver in January for them and probably up in Fort McMurray (Tar Sands) in February. If you have any investors that want to get into a very strong market please let me know
