I want to buy a house, and here are the top items I want in my Dream Home.

Wish List

When buying a home, a buyer usually has “their wish list” of the items they want in the home when beginning the search.      The Internet has made the preliminary search easier to see what is available in a price range, and can see what items on this wish list are realistic.

The first item of importance is to get approved through a reputable lender and know what you are qualified for.     The lender will tell you what you qualify for, but it is a good idea to do a budget and know what payment you are comfortable with, as these two figures could be significantly different.

I like to advise my buyers when starting their search, to make list of the top seven items in order of importance, so I know what to look for when setting up home viewings.      The first day out, I listen carefully to what I hear is important in each home, and sometimes this list of 7 needs to be adjusted.      MOST OFTEN, you will get your top 5 items!

In the last week, I have asked buyers what their reason(s) were for choosing the home Room for Pup to runthey did.      One first time home buyer said having a yard was MOST important for his large dog to have room to run.      When showing detached homes, in the approved price range, homes had quite a bit of deferred maintenance, and for a first time home buyer, this was a bit daunting!    This buyer chose a townhome with a small yard and large park near by!

The second buyers had originally chosen a new home community, but did want to see resale homes so they may have the option for a 3-car garage - which was high on their Garages in all shapes & sizes“wish list”.     They chose a brand new home with a 2 car garage that offered the room for family members to visit from out of state, and absolutely ready to move in!    


A few years ago, I had some buyers that ABSOLUTELY wanted a ranch (single story) home.     Every ranch I showed was too narrow, and they felt the basement was dark, even those at times with walk-out basements.      I heard (not verbally) they wanted a light and bright property.     They bought a 4 level home with 3 levels above ground all light and bright!

There are many options when searching for a home, and every buyer has different reasons they want to buy!

At least you get them to give you a starting point. I remember having buyers who couldn't tell me what they wanted - just "We'll know it when we see it." Groooaaaannn.

Even people with a list do change their minds once they see the homes in person - and that's OK as long as they choose one!
