Statistics are the cornerstone of evaluation methods.  Without statistics it we would not be able to analyze outcomes.  We would not forecast, anticipate sales options or create projections.

Target Sales Markets

This brings me to using statistics in Real Estate.  Forecasting Sales in real estate can be based on population trends, housing availability, price and income to name a few.

The hidden factor is you the agent.  How much are you willing to invest in your career.  Real estate is not like a normal 8-5 jobs.  You have some control factors that must be recognized.

Top 10 Agent Factors:

  • Can you schedule you own time?
  • Do You have presentation skills?
  • Are you detail oriented?
  • Are you a good communicator?
  • Can you remain neutral in your opinion and deal with facts as presented? (home condition, location, decorating)
  • Can you negotiate without becoming frustrated? 
  • Can you coordinate multiple parties to reach a common goal?
  • Do you have the ability to close?  Ask for a check?
  • Can you control your own financial budget?
  • Can you prospect, say hello to strangers?
  • Do you have a background in technology?
If you counted the bullets there are 11.  The old "Top Ten" has changed and is evolving quickly.  Technology is moving at lightning speed changing business after business as consumers embrace cell phones.  Home phones are quickly becoming obsolete.  Many will use only the cell phone and eliminate a home phone.
 
Cell phones have the ability to search the Internet making phone aps a new requirement in web-design alongComputer Home Search may be overtaken by Cell Phone Search! with tablet formats.  Virtual tours will also need to be formatted to meet technology changes in search methods.
 
My latest statistics for a home for sale showed 58% of those that viewed the virtual tour used their cell phones.  Cell phones with GPS technology can be tracked to where the person is at the moment.  Emerging technology to capture cell phone users, know where they are located an send a text message to them offering a special price.  You sign up with a company and much like weather or news, the special discount tweets to your phone.  You will be notified of a special price on whatever the merchant is selling.
 
Can you think of a price reduction on a home and tweet it to potential home buyers that are within a few miles, driving in their cars!  You just want them to do a drive by and call for a personal showing.

You forgot ...do you have thick skin and are you willing to accept rejection and not take it personally. It is still about prospecting. I know lots of smart well spoken tech geeks who failed in sales.

Gary ~ Most folks have 9a-5p kind of jobs. I think we all have 5a-9p. I love stats and data. If gathered correctly and presented properly, they can be quite a powerful tool. Good thought provoking post.
