  • Saanich East Single Family Home Prices (Values) have remained stable and have seen a slight increase over the past 4 years.
  • The Number of Saanich East Single Family Homes Sold, had a significant drop in 2010, and had a very modest recovery during 2011, while prices remained more or less unchanged.
  • Saanich East Condominiums (suites),  Town-Homes and 1/2 Duplexes Prices (values) Since 2008 have seen about a 10% decline in prices, but in 2011, that earlier decline was turned into a slight 4 year increase in average values
  • The Number of Saanich East Condominiums (suites),  Town-Homes and 1/2 Duplexes Sold is still in a significant decline in the overall sales numbers.

As to drawing possible conclusions for the Saanich East Real Estate Market from these historical real estate market results :

  • It would appear that the Single Family Home Market in Saanich East is now at both a price level and Number of Sales that would indicate a stable and balanced secure market place for the foreseeable future. This is offering both Sellers and Buyers the confidence that buying or selling, it is unlikely that values and number of sales will dramatically changes for the next 12 to 24 months (unless dramatic external issues changes the typical progression)
  • As To Saanich East Condominiums (suites),  Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp drop in the number of sales in Saanich East, while prices have continued to increase, one could conclude (for Buyers) that prices are likely to soften over the next 12 - 24 months. For Sellers, it would be very important to ensure that serious considerations is given to Pricing, presentation and marketing to ensure that your property is truly showing (to the fewer buyers) that it represents the best value in the market today

Great blog post from another Beautiful British Columbia location. Being from WA originally I have spent many days gazing across the Straits of Juan De Fuca at Vancouver island and Victoria. Anyone looking for a magnificent place to live will love the area. And it sounds like it is a good time to purchase as things have stabalized in the area.

Phantastic report! Looks like mid 2009 was when you guys went down. We were hit by late 2009. Maybe being Canadian there was a lagging effect. Nicely done. Glad to see that home values are up and sales are increasing.
