The sales closed of detached single family homes in San Ramon for the month of January is smaller than in any month in the last 2 years. January had 29 sales, a decrease of 36% from 45 in the month of December. January is usually a slow month so this rate is not surprising. January last year had 32 sales. The average sales price increased to $740,000 after dropping for 3 continuous months. January’s average sale price is the biggest rate since January of the previous year. The median price per square foot also dropped to is smallest rate in more than 2 years, at $277, in comparison to December’s $285 and $301 in January of 2011. The median sales price was almost 98% of the asking price in the month of January, a small difference from December.

The properties were on the market for a brief time; 54 days for the month of January and 60 for December. 38% of sales in January were distressed (REO and short sales), in comparison to December’s 27%. There was only 1 sale of home over $1,000,000.

Gale Ranch, Thomas Ranch, and Windemere all showed very good activity for the month of January.
