Early this year I started up my own Real Estate company because I wanted to work with a Real Estate Office that created revenue and clients for the realtor, instead of the other way around.
Car guys, and I was a good one, depend on "Floor Traffic" to build up a client and referral base, and no one would dream of charging the car guys several hundred dollars a month to pay for an office, and then, to ad insult to injury, tell them to work from home.
Even the mortgage and finacial services boys and girls do not have to supply their own product, pay for the office and work from home.
Our industry did not start out that way, but the advent of the 100% commission and desk fees has created the present innefficient sales model where the product of the office is ....and here is a direct quote from the U.B.C. brokers marketing course....wait for it now....The Product of the Real estate office is REALTORS!!!
So I do not want to be a product and perhaps neither do you, so I innovated a new sales model which works just like the original Real estate sales model where clients came to the office to meet Realtors.
I simply put a 21st century spin on it.
I have created a virtual office which just like the old office is also a client creating marketing tool>
I call this new Real Estate Office, The Real Estate Office in a BOX.
(Yes I have a "real office" too but only because it's the Real Estate Council Rule)
My company is only licensed in B.C., so to join our real estate company you must be B.C. licensed.
I have also created a company that is "REALTOR FRIENDLY."
Because of the slower winter sales pace and often an overabundance of Realtors for current market conditions, many Realtors want to keep there License but also need to make some side money and need relief from office fees while getting going...here is the plan.
There are no office or flat deal fees. None. Zero.
You pay your $63 monthly board fee PLUS 5% of any commission you make.
So no sale, no pay. Relax over the winter.
If you like you can use the Realtor in a BOX marketing plan which consists of software going out to developers, mortgage agents and given out to consumers at seminars etc to automatically create list-backs you are expected to pay a 25% referral fee to the office.
Unlike ALL other Real Estate sales and marketing plans I have investigated and studied, including good old Craig Proctor, their is no cost unless it creates a complete deal for you. It's FREE to use.
Because I find old fashioned farming so counterproductive in a high rise city with gated complexes, and because often out there on your own you sure would enjoy someone calling YOU for a change, this is the NEW WAY to I innovared to create clients that call YOU.
