Panel Wiring 101...
     As a licensed home inspector for the State of TN, there are guidelines that we must follow when inspecting a property. I cannot speak for other home inspectors in other states as each state, if licensed, has their own guidelines for inspecting. Here in Tennessee we must open electrical panels provided that the conditions are safe for the inspector. The purpose for this is that many properties have irregularities in the wiring system or panels. Most of these have been deone by creative home owners, handymen who thought they knew what they were doing, or electricians wanting to Illegal main lug taptake short-cuts.
     The picture to the left shows an older panel with wires tapped off the top of the main bus lugs which are leading to another panel. This is not unusual to see in older properties.  As the need for energy increases, many older panels do not have the capacity to meet the demand, hence taps such as this one.
     The problem here is that the wires leading to the newer panel do not meet the amp load capacity of the main breaker which is 125 amps. The wires are rated to handle 60 amps. Under the right conditions, these wires could overheat causing a fire within the panel.
     The wires from the box above go into an older style fused panel.
The issue with Missing wire plugsthis panel is that there are holes in the tops and sides of the box. Should an electrical fire develop within the box, flames  go through the holes igniting dust within the wall cavities.
     I always recommend that older fused systems be updated as many home owner insurance polices will not insure homes with fused panels. If they do, they will charge an additional premium to do so.

It has been a while since we have seen a home with fuses...not sure how many hardware stores even have them any more...double tapped breakers is a common finding in an inspection....and the fire hazards you point out should give homeowners a heads up to call a professional electrician !

Hi Michael.  The home inspectors in Massachusetts have to open the panels.  It is amazing that more houses haven't burned down from the Mickey Mouse wiring.

Michael, inspectors here open the panels and check. Of course if they see an issue, they will suggest a licensed electrician take a look too.

Me? I am over in the corner shaking and quaking... until they close the panel box. I have an unnatural fear of electricity, LOL. I have a client who is an electrician, he has gotten more than a few phone calls from me, and he laughs at me every time.

And to justify my fear, years ago when working as a waitress, I went to open an upright cooler with glass doors, I was thrown back against a wall (about 5 feet behind me) by a jolt of electricity. I was attacked by a fridge... One would think it would have kept me OUT of refrigerators... but NO... it just made me afraid of panel boxes. Go figure...

Hello Michael,

Nice post on electrical hazzards. Looks like some real butchery was goning on or a very unqualified person had their hand in that panell. Nice warning about the open knockout as well. Unfortunately too many in=gnore their electrical system. If the lights & outlets work then everything else is fine. Mean while the SEU is frayed or there are bad connections just waiting to start fires.

Great information. My big conern is why is it only when a property gets an offer on it are inspections like this done. It seems to me that all homes should be inspected for such fire hazzards periodically.

Michael, I am working with a seller who is preparing her home for sale.  She has an electrical panel that resembles your pictures.  I am seriously considering suggesting that she update her panel before we market her home, as I am sure every buyer will see this as an issue.

Michael, add to that, that many times the AHJ do not enforce the rules that should have, or really do not look at some basic things and you can have a can of worms.

I find myself calling out items that have been on the books for quite sometime and just were not enforced.

Michael, that is really an old panel box and what a mess...I just had a home inspection on an historic home and it had a new panel box...thank goodness.

It amazes me some of the things folks think is acceptable when it comes to wiring. Playing with wiring and electricity is not fun and games....always hire a professional that is certified and knows what they are doing.

Have to hit the "S" for this one.

Michael, this is so important for the consumer and the seller to understand.  In Chicago, they may change the box the leave the old wiring and we have some pretty old homes with cloth wiring in them still.
