I contacted an expired listing the other day and was amused to be asked, "where were you when my house was on the market? Why didn't you sell it then?" I responded, "in order to sell a house once, you need to sell it twice."
Crickets on the other end of the phone prompted me to ask if I may explain. I proceeded with, "Your agent should sell your house to other agents and those agents can then sell it to their client. Quite frankly, Mrs. Seller, your agent never sold your house to me."
Are you guilty of doing the 3P's of Real Estate? You know,
- Place a sign in the yard,
- Place the listing in the MLS and
- Pray someone else sells it
In this market, if you are not performing at least one more P, you are just another agent. Prospecting for buyers for your sellers every day ia a P that will set you apart from the rest of the pack and significantly enhance your effectiveness. I think we all know what that can do to everyone's bottom line. Isn't it an obvious "win-win" for everyone involved?
