What's The Value Of Stainless Steel Appliances When Buying A Home?

Stainless Steel appliances, you either love them or you hate them.  Personally having been owned by them for the last 6 years in my house I could do without them.  However that's not the question.

If you have two homes one with stainless steel and one without, what is the true value of the difference in appliances?  We are talking about appliances of an identical age and condition.   We are also talking about properties that are 95% identical as well.  In fact if you were sleep walking the appliances might be the only thing that made you realize you were in the wrong house.

Is the difference negligible or does an appraiser give a property a higher value on appliances alone?  Inquiring minds want to know.

I bet there is very little difference in our market right now for the two differnt types.  At the height, maybe a tad of extra for the appliances.  Do the good old "extraction method" and go back and see if you can find other sales of the same type of home and work out what a buyer is willing to pay for the stainless.  That's all the appraiser is going to do.

Chris Ann-It's always interesting to see what buyer's focus on when looking at a property.  They overlook crown molding, upgraded tile in bathrooms or kitchens but instead worry about the color of the appliances.  One of the simplest things to "fix" if they want to.

I think new applicances may make a small difference but not any real significant one.

Angela-in this case the appliances are all the same age.  So it's a wash on anything related to future longevity.

I am much more interested in the brand, size, features...I say this as someone who just moved into a new house and have already replaced some of the SS appliances with better SS appliances.  Never thought the "garage" fridge would be a SS side x side, but I wanted French door.  It would have been less painful psychologically to have replaced white ones, though.  LOL. All things being equal, though, I just do not seeing it adding that much value.  What kills me is there are some cheap SS appliances out there, but folks do not seem to care about that, as long as they are shiny.

I would think an appraiser would take into consideration the new appliances over old ones, but nothing more.
