Everyone knows that short sales are on the rise in Texas. While recently working a number of short sales in the Denton County area with reasonable success, we have put in place several short sale systems that have streamlined the processing of such transactions making them easier and more likely to make it to escrow.
One such system, is a drip e-mail plan that is initiated as soon as our office receives an offer from an agent. Immediately, the other agent hears from us and is given a checklist for review of items needed to submit their offer to the bank. Every 3-4 days the buyer's agent receives an e-mail communication from our team highlighting a short sale fun fact and offering an update on the status of the transaction. At the bottom of every e-mail we post a friendly reminder not to call us as this may hinder the process. We assure them that we will call them with any lender updates on contract approval. This system has proven to greatly limit our incoming calls and the more we communicate the happier we find parties involved. Feel free to e-mail us for a copy of this campaign.
Another system we have put in place for short sales is a disclosure statement outlining facts regarding short sale transactions which we have the seller and the buyer sign at time of contract. This assures that everyone is on the same page regarding the process and understands that we are all working together toward the same goals.
We welcome the opportunity to pay a referral fee to any agent that wishes to refer a short sale to our team of experts rather than work it themselves. While there is never any guarantee that the short sale will ultimately be approved by the lender, we are making great strides in the number of successful closings produced from this growing niche.
