Princeville Kauai condo (and house) + short sale update for the week of Feb 19th to Feb 25th

It was a rather slow week for real estate, as you’ll see from the brief updates in both condos and homes. The biggest factor in that slowdown may have been the one and off rain which culminated in a flash flood warning most all of Sunday. The Hanalei bridge was closed for a period of time and the rains were heavy, especially in the Lihue area. Here is your update:

New Listings:
Villas on the Prince 35 sold for $562K in 5/03 and came onto the market for $692,900. This unit was previously listed from 5/05 to 5/06 for $839,900. Cliffs 2303 is new on the market with a great low price of $195K. This unit last sold for $395K in 8/04. Per the listing, only offers from buyers utilizing federal funds under the Neighborhood Stabilization Program (NSP), Municipalities, non-profit organizations and owner-occupants will be considered from 2/29/2012 to 3/4/2012. Seller will consider all offers from all buyers beginning on 3/5/2012.

Back on the Market:
Short sale Nihilani 18A is back on the market priced at $330K after going into escrow on 1/6. This unit sold for $619,110 in 8/06 from the developer.

The developer’s Ka’iulani 59 finally went into escrow after 863 market days and a price reduction down to $625K from $799K on 1/31. Villas on the Prince 10 found a buyer while listed for $895K. This unit sold for $474,320 in 2/02. Emmalani Court 524 went into escrow while priced at $455K. This remodeled unit was purchased as a short sale for $380K in 6/09.

Price Changes:
Ka’iulani 76 sold from the developer in 4/07 for $900,570 and reduced from $650K to $630K. It is not a short sale. Emmalani Court 413 had a price increase from $349K to $400K after selling for $565K in 7/05. This is not a short sale. Puamana 15A also went up in price from $549K to $595K. The last purchase of this unit was in 3/11 for $395K. Now on to your very brief Princeville home update.

There are no new Princeville home listing this week – the entire report consists of one home that went into escrow (contingent) and one home which was withdrawn.

Here we are at the very end of February with what appears to be little chance of catching up with the numbers for Feb 2011 where there were 64 sales, 24 of which were condos.
