HELP FROM THE GOVERNMENT--I was very pleased to watch the early show on TV this morning and hear that President Bush's and the Senate's Bill to help the people that are close to going into foreclosure will be unprecedent. they DID mention though, ONLY FOLKS WHO ARE CURRENT ON THEIR PAYMENTS WILL BE ABLE TO QUALIFY FOR THE FREEZING OF THE RATES. So, MAKE YOUR PAYMENTS!!! I am hoping that the worst is over, but they reported that the worst of this financial mess is yet to come in the Spring of 2008.
MEDIA--I often wonder if most of the problem with the lending institutions and sub-prime lending is not helped by the full attention from the media. Maybe the media is helping? Maybe not. Anyway, I feel as though some of the buyers that CAN actually pay are just waiting around to see what happens. Will the market drop out? Who knows. I don't think so. I do think that all this media attention is really making buyers wary of making large purchase decisions.
ACTIVITY--I have 14 listings currently and I am averaging about 2 showings a week (TOTAL). Normally it IS slower this time of year and typically, I mainly work with employment relocations. However, it's much slower than usual on my showings. I am wondering what has happened to all the folks that at LEAST email me looking to relocate to our beautiful lake in the spring? I used to get so many inquiries, that I couldn't keep up with them! Most of these buyers are CASH, retiring, or downsizing. So why is the subprime market affecting the 2nd home market and resort market? Does anyone know? I am thinking it's because some of the relocations can't sell in their down real estate markets.......or.....Is it because the investors are watching and waiting like the preying mantis-- to eat on the weaker prey? I know that a LARGE amount of buyers are still browsing real estate listings though, because my hits of my website and hits on the virtual tours of Lake Norman real estate is up from August!! People ARE browsing lake norman real estate!
MARKET REPORT--Days on Market in Lake Norman area 12 and 13 is 94-114! Ouch! That's up from 77 Earlier this year.
