For anyone who is active in marketing -- I am selling some of my keywords to a text messaging service.

How it works:  You text a Keyword to a 5 digit number :  Text FORECLOSURE to 30364


If you do that-- You'll get a message that you set up-- be it a property or a field of information...

But I (as the agent) would receive a text alert as well as an email -- and it would say xxx-xxx-xxxx has requested information on the FORECLOSURE.

 The words I have for sale are: 

FHA

FORECLOSURE

VA

RENTAL (I'm using this for Rent to Own)

 HANDYMAN

SOLD (To get more information on solicit FSBOs)

RATES (as a keyword for my lenders)

 VHDA (For Virginia Loan OfficerS)

The reason I'm selling these?  I am focusing my marketing on REO (Bank Properties) -- and don't have time to keep fielding the leads that are generated.   And my loan officer was just promoted to Bank Manager-- So he doesn't have time either.

A text message is in essence a short email sent from one phone to another

The way that this system works...

You send a short code (the keyword) to a pre-set number...   Then you (instantly) receive a text message to your phone.  The information you receive is pre-set by me-- and is easily changed.   While the system is sending you the information-- it sends me a text message-- with your phone number and the information that you have requested.


For example... If you text in with FORECLOSURE

You receive:  A foreclosure is a great way to buy a property with equity.... (Whatever message I enter)

 I receive:  Inquiry from XXX-XXX-XXXX (your phone number) on PROPERY FORECLOSURE (whatever you inquire on)

 

Then I can call you back --  :  Hello, this is Jason with Remax-- You just texted my system about information on Foreclosures_ tell me a little about what you are looking for....

 

Then I at least have something to work with....  You have identified yourself as someone who is interested in Foreclosures (or other things) -- then I have to try to convert you.

 

And Rich-- 36  used to be young-- then I too started in the  world of REOs... Holy shit-- You age quick... But remember---  my motto:  "Better to die young, fat and rich-- than skinny and broke!!"

I get it.  Ok.  Not something that I would be interested in, but I can see one of the younger agents doing it.  My bankers are older than me.  Nobody text's and they are sure not going to do it to find an agent.

Yeah,  your business is already established and the bankers  you deal with -- they already know you. 


This is something for a newer agent-- who is looking to do lead generation for buyers. 

This worked great for me-- in generating buyer prospects-- However,I am no longer working actively for buyer prospects--- I perfer to work the Rich Kruse route-- and work to build my network of bankers and asset managers.:)

 

And you have violated the Cardinal Rule of being a Realtor-- You got up EARLY in the morning!!! Grrr

Jason awesome idea, I like Rich am a Dino at 38, I hate text messages, one of my handymen sends them to me and I just hit delete until he calls me.  As for sleep I love to sleep in, I usually do it and regret it 1 day about every 3 months.  My normal day is 7a- about 1a.  Then i crash and go to bed at 7:30p about 2x a month.  Sometimes i think I'm killing myself but my friends that commute to NYC are all up at 5a and do not get home until 7p and they do it everyday, at least i'm home or close to it.  Does any Reo Broker sleep?

Well.. As I said in another post-- You have two choices...

Die young, rich and with a good looking corpse---


OR

Die Old, broke as hell with a wrinkled corpse...

Just like as a REO Broker--we we have two choices...


If we don't drink-- START... If We DO drink-- then DRINK MORE!!!!

And I sleep quite well--  I'm on East Coast Standard time-- and most asset management companies seem to be on Pacific time.. So if I wake up at 11a-- Then I'm up an hour before they get in their office!! Pretty sweet, huh? :)

I usually goto sleep around 1a -- and get up around 10:30a... :)
