Did you know, according to NAR, that in 2011 only 11% of For Sale By Owners in Ohio SOLD their house without a real estate agent? I was very surprised by this statistic.
NAR says that the primary reason that sellers choose to sell their home without a real estate agent is because they wanted to avoid paying a fee or commission.
The average sales price for 2011 in Ohio without an agent was $153,000 and with an agent was $165,000.
With the above statistics, I ran some quick numbers. Here's what I calculated:
$153,000 (SP) x 3% (fee)= $4,590 $165,000 (SP) x 6% (fee) = $9,900
The difference in the sales prices is $12,000.
$12,000 - $9,900= $2,100 back into the seller's pocket. Why wouldn't a seller want more money in their pocket?
