Want to know what's happening in the Real Estate Market in Metro Atlanta?
Here's what I am seeing in the under $150K market. This is where the major of my first time buyer clients are. The REO inventory is considerably low, and the short sales are going fast.
I have placed four offers in the last week and all have come back with a multiple offer form and request for highest and best offers. The dreaded bidding war where you don't know what the other party or parties are bidding. This includes properties that are scheduled for auction and properties that may have sat on the market for months before with no offers.
I am frequently seeing that properties are going for higher than the listed sale price, so buyers are losing bids even offering full price. I am also seeing a lot of investor owned properties coming back on the market and sometimes they offer buyer incentives.
Seeing this I suggest that if you find a home you like that you make the best possible offer, because prices are on the rise and inventory is dwindling.
With in a day or two of going on the market we are going into multiple offers. If you are considering buying don't wait prices are increasing so it's time to get off the fence.
