The above chart shows that median sales prices of stick-built single family properties in San Luis Obispo are still declining. The median sale price dropped by about 4.3% in 2010 when compared to a year earlier, and again by almost 5.5% in 2011 when compared to 2010.
Conversely, the lower sales prices show a marked improvement in the number of homes sold. In 2010, sales of stick-built single family residences in San Luis Obispo jumped by about 19.6% from 2009, but increased by about 10% in 2011.
As expected, the average no. of days needed to sell a home went from 89 days in 2009, to 96 days in 2010, and increased again to 103 days in 2011.
Sales prices of stick-built single-family homes in San Luis Obispo are expected to decline further, albeit in lower single-digit percentages and may remain sluggish through next year.
