Review of Home Sales & Median Sales Prices in Cambria : 2009 to 2011

For the past three years, sales of stick-built single family residences have been improving in Cambria.  The number of stick-built single family homes sold garnered an impressive 28.6% increase from 98 homes in 2009, to 126 in 2010.  The improvement was lower, at about 8.7% in 2011 when compared to 2010.

The median sales prices reflected a declining market in Cambria, where we saw an approximate drop of 13% in median sales prices in 2010 when compared to a year earlier.  The decline in median sales prices eased to about 1.3% in 2011.

The statistics show that more days are needed in today's real estate market to sell a home.  The average number of days taken to sell a stick-built single family home increased by eight days in 2010 and an additional four days in 2011.

For 2012, it may appear that Cambria may see more stabilization in sales prices.
