Northern Virginia Foreclosures-Make Them Easy to Find

With the increasing press emphasis on Foreclosure and REO properties trying to get a handle on how many there are in a neighborhood can sometimes be a daunting task for agents. 

In Northern Virginia our MLS has a field labeled “Current Financing” that agents can check to note whether the property is an REO, Foreclosure, Pre-Foreclosure, HUD Owned and other related financing terms.   For those of us who have clients looking for opportunities in the foreclosure market we use this field as a search option to help us locate properties.

 Unfortunately not all listing agents are taking the time to check the financing box when they are entering the listing.

As a result of this omission it means that agents may not find the listing when they are searching for foreclosures.  Yes we can search by comments as well, which is a nice option but because of the infinite ways that agents spell or abbreviate it is a secondary choice that may still miss your listing.

So take an extra minute and check the financing box.  It will help your colleagues find your foreclosure listing and who knows we might even have a buyer who is interested.

Hi Cindy. I just happened to blog yesterday on the MRIS blog that Short sale was also added to the current financing field. I hope that more agents will complete this field. Thanks for helping get the word out on this!

Mike-MRIS ought to send out a BIG announcement to let agents know (if you did I somehow missed it) about the fields and how important it is to use them in this market.

I wish more agents used that field it would surely help with searches.  At least now if people don't enter that field we can still search on the Remarks field for As-is or REO.

Stacy-try searching on bank owned!  Love finding all the homes with bank barns in the area.  Then I get sidetracked and read about all the great estates for sale and don't finish what I started!

Great point, Cindy.  As a buyer's agent, I have to use at minimum RELO/Bank Addendum in my search criteria and then end up cross-referencing to find the properties my clients are searching for.  It's such a tedious task it gets overwhelming easily and good properties could be easily missed.

We do have to do a lot of reading of comments to sort out the real REO properties from the rest of the listings.

I've been thinking about this dilemma myself-- our MLS doesn't provide an option that makes the listings easy to identify.  It's like hunting for a needle in a haystack, and really frustrating!

I wish all listing agents were diligent in providing ALL the info to MRIS.  It would eliminate a lot of missed properties.  Not putting in the schools is one of my pet peeves.

Sandi-if your area has a growing number of REO's then you might want to submit a suggest to your MLS provider to see about adding a field.  I used to work in the technology industry so I know this isn't a deal breaker!

 

Chella-yes schools are another pet peeve.  I'd like to see them tie the field to the county school sites so when you entered the address it would search the school site and automatically populate the field.  Or if that doesn't work then do a download every night.  And once again having been in the technology field I know about pulling data from other sites and this one isn't as easy as adding a field but it can be done with some planning and data mapping.

MRIS did send out notices on this which is how I found out...  I'm hoping more and more will catch on and use it but in the meantime to get a sort of accurate picture of what's available in MC I'll use the remarks search with wildcards * to see how many I can catch.

I don't think that field is mandatory in Keystone, is it?  That might help because then you'd pay attention to it.
