When you're thinking about a home inspection.....buying a home is usually the first thing that comes to mind.

How about when you're selling your home?

Having your home professionally inspected before listing it for sale benefits you as a seller and especially in a buyers market.  




The inspection report identifies existing and potential home repairs before you list your property. Of course you may want to improve on your home's condition hoping to get a higher sales price...but with such a large inventory of homes available today...having your home properly inspected and repaired makes your house more valuable and more atractive to prospective buyers. The home inspection report will let you know how an independent third party views the condition of your property.

This could lead to a faster, higher priced sale. Be certain that the inspector is licensed and meets all the requirements of state laws and regulations.

The inspector you choose should have extensive experience. Hands-on experience should be the top criteria you look for in an inspector because continued training and experience gives an inspector broader knowledge and accurate inspection skills. Having your home in tip-top shape before putting it on the market increases the likelihood of attracting more buyers who might submit competitive offers to purchase your home.

Neal, more homeowners need to read your post.  We might not have so many deals fall through because of the lengthy repair list if they would.

We always advise any buyer to have the home inspected.  resale, repo, or new construction.  Even builders can make mistakes.

Dear Neal -

Certainly agree with your thinking!  Having a Seller provide a Professional Home Inspection Report leaving it available on the Kitchen countertop is such a great Selling tool. Our Inspector will come back out, see which of his recommendations have been completed and and update his report to reflect the new conditions since his first inspection.

We still encourage the Buyers to get their own inspection - of course - and yet seeing the positive report takes a lot of uncertainty away for the Buyers.
