I was just involved in a new home purchase that tried to go bad! Here is how we saved out client from going through a bad experience.
We were given a closing date for the end of last month. I had dealt with the builder before and knew they were good, but always tried to close ASAP (like any builder). So we informed our client up front that we were probably not going to be able to close until a few weeks into the month, regardless of what the contract said. Sure enough when it came time for walks they were cutting it close and I advised the builder that we would not move in until EVERYTHING WAS DONE TO SATISFACTION! Our final walk through on the projected closing day came around and sure enough a few little things came up and I immediately told them we would not close until everything was completed. While most other neighbors moved in and agreed to have some minor details worked out after they had closed we refused. Now a week later the house is completed to satisfaction. The builder paid for a final inspection because I told them we would not move in until we got an inspection that showed everything was completed correctly. So they went out and got an inspection for us to show us how serious they were about getting us in sooner, than later. Today when I showed up to welcome my clients I met the neighbors and their home is still missing the "few minor details" that the builder was supposed to come back and fix.
A quick reminder to say, DO NOT CLOSE UNTIL EVERYTHING IS DONE TO SATISFACTION. It will save you tons of headache and time!
