Here is what buyers received in seller paid concessions on January 2012 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:

  • Less than $500: 72% ($500 only buys you a home warranty or (no and) an appraisal)
  • Between $501-4000: 19%
  • Over $4001: 9%

This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory! Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!

Jeez - I'm a little slow.  I thought you were offering the split of a stand at a real estate 'concession stand'.  Then I saw it was for January of 2012, and wondered if you might be posting the results of how it went.

Now I see I look like I've been drinking since noon, which is not the case.  (I've only been drinking since 8:20 EST and it's only 8:25 now.)

I loike your post.  I'll be OK.  I guess when I think of Vegas, I think of conventions and gambling.

Looks like the Las Vegas sellers are either marketed well or very stubborn.  All in all, this is a great report.

You could say we are in a Seller's market here with the lower inventory as well. But, the Buyers are still looking for their closing costs to be paid for by the Seller! See how different a Seller's Market can be in different parts of the country!

I need some listings.....and some Buyers!

Like that graph description for nothing.  Sure looks like a strong sellers market now, at one point, for a realtor, that can be as challenging as a strong buyers market.
