Feeling really happy for my sellers and my buyer who closed the deal AFTER the sheriff's auction! Yes, there is a redemption period in which the seller still owns the property -- in this case, 10 days. Buyer had some problems securing his loan (what else is new these days?) due to medical issues which finally got cleared up. Seller stood to take $37,000 in equity if we closed, of course nothing if the auction sale got confirmed. Another great day in real estate!

Chalk up another one for the good guys. Can't wait for the banks who are making it so difficult for buyers and sellers (and agents!) now-have to come begging for business. I'm talking about the huge entities where one hand doesn't know what the other is doing. We have some agents who will only work with folks using our local, strong, reasonable banks. May they live long and prosper.
