The Auction-Realtor... Can I be your plan B?

By
Real Estate Broker/Owner with Guerilla Realty 628217 & 35816

As an auction professional, I’m in the real estate problem solving business. The majority of my residential auction transactions involve three real estate professionals; the listing agent, the selling agent and the referring agent.

As an Auction-Realtor, I am often called upon by agents to provide an auction consultation to their clients. I truly value the trust and goodwill involved in this gesture. I hold myself to the highest professional standards.

Auction is a methodology. I am a Realtor that uses the auction method of sale to sell real estate.

My policy for working in collaboration with other real estate agents is simple, I will honor your existing scheduled commission. Bringing me on board is at no loss of profit to you. Quite the opposite actually, because I'll sell the property in 30 days (or less) and I'll produce a list of prospective buyers that may have otherwise been unknown to you.

I've never had a seller ask me to do anything less than sell their real estate for the highest possible price the market will yield.

Just in case the house does not sell, can I be your plan B?

Rachel, Interesting field you work and one I suspect most agents or consumers don't understand how it works.

I'm not sure I would label real estate auctioning as "undesirable". I simply know very little about the auction process. With real estate today there is more and more issues to keep up with. Why not write a series of posts on "Real Estate Auctions: A look behind the scenes". For me at least that would be very helpful.

Rachel, I have attended a number of Real Estate Auctions.   The Auctioneers seemed to be truly enjoying themselves!   Tip of the hat to you for working in this exciting niche.

Liz and Bill, I enjoy your blog. You in fact were one of the very first people here on AR to welcome me, and this month is my one year anniversay. Auctions are part of the new-normal in the real estate industry.  Explaining how it works is one of the most challenging aspects because there is no one-size-fits-all format. Auctions work best when it is a customized solution. Thanks for the feedback.

Doug - I am going to take you up on your idea, thank you for the generous feedback. I'll be sure to credit you.

Fred - Auctions are fun and exciting. I think it is the sport of real estate. I suppose I work in this niche because it's kept me interested all these years. Now I think like an auctioneer, so much so that I'm almost ill suited for any other part of our industry.

Rob - You know when I do these "plan B" consultations, I'm a bit torn because of course I'd like to sign the deal, but in a way I know the referring agent and the seller hope they won't need my services.

The bottom line is getting the property sold. Auctions are sometimes the best way. Would love to work with you.
