How Involved Is the Landlord in the Atlanta Home or Condo Rental Process?

When a landlord/property owner contacts us about renting their Atlanta home or condominium, there is often a concern as to how involved the landlord is in the rental process. Once you have your Atlanta home or Condominium ready to rent, here are the next steps:

  • Sign the Exclusive Lease Listing Agreement with us
  • Provide us with keys and access fobs/cards (if needed)

That’s it! We then go to work marketing the home, handle all the showings, the application and tenant screening process and negotiate the terms of the lease on your behalf. Once the lease is ready, you sign it.

After your tenant is in place, you decide your next level of involvement. It may be our Self Management Program or our Full Management Program. We are happy to discuss the benefits to you of either of these programs.

Self-managing a property can be daunting for the faint of heart.  Most owners really do not understand how much work (and aggravation) can go into being a Landlord.  Your firm's offering an option of services, though, is a perfect fit for some as there are owners who really only need assistance in securing a great tenant.

Thom * one of the reasons real estate agents turned property managers have a hard time is that they do not have the expertise or experience to DO the job.  A MANAGEMENT client is not the same thing/type of employment as a LISTING client.

My property owners do not see or give me directions on which applicants to take....I had 3 rental prospects in 2011 who PASSED on leasing from a real estate firm because their owner/client took too long to make a decision on renting to them...that's MY job!

Gita: It's a big business here right now and I just want my clients to know I'm here to help!

Lisa: Many times, an owner really does not need FULL porperty management. We are here to help them decide which is the right path for them.

Wallace: I see some agents here doing the listing of the rental, then the applicant has to pull their OWN credit report, and then it all goes to THE OWNER to make a decision. What easy money for the agent!!! I guess if that is the owners choice, so be it. Seems like they should do it all then!
