PROPERTY SALES
February property sales were 18, up 12.5% from 16 in 2/11 and 12.5% higher that the 16 last month. February 2012 sales were at their highest level compared to 2/11 & 2/10. February YTD sales of 34 are running 13.3% ahead of last years YTD sales of 30.
PRICES
The median sales price in February was $709,507, down -15.3% from $838,000 in 2/11. The average sales price in February was $1087,579, up 28.6% from $845,788 in 2/11. February average sales price was at the highest level compared to 2/11 & 2/10.
INVENTORY & MONTHS SUPPLY OF INVENTORY
The total inventory of properties available for sale as of February was 89, down -8.2% from last month, and down 20.5% from 2/11. Inventory was at its lowest level compared with Februaray of 2011 & 2010.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2012 MSI of 4.9 months was at its lowest level compared with February of 2011 & 2010.
MARKET TIME
The average DOM shows how many days the avg property is on the market before it sells. An upward trent in DOM tents to indicate a move towards more of a buyers market, and downward trent a move towards for of a sellers market. The February 2012 DOM was at its lowest level compared with February of 2011 & 2010.
