Renting on Craigslist . .Risky Business

(Advice via email to one of our clients inquiring about  renting using Craigslist)

Renting on Craigslist.

I always have a sense that the person in the other end. . maybe scamming me when I use Craigslist.
Before you GIVE ANY MONEY to a person. . make sure it is THE ACTUAL OWNER of the house
Call me. .its a quick check on public records to see if they match the actual landlord's name
I'm particularly  careful when the person you are dealing with is out of the country or out of state. .be extremely careful
Also, you'll need to make sure that the homeowner has paid his mortgage,
Because in  4-6 months the house could be foreclosed. .then your right as a tenant disappears together with your deposit!
Not to say that there are no legitimate landlords on Craigslist. .
Just do not sign any contract without calling me first. . allow me to check the contract first . .

Good luck and hope this helps. .

This is a very common problem in our area. These scammers copy listings from mls,and other real estate websites, post them on Craigs list and pretend to be an out of the country owner offering the property and a significantly lower price . Now I always check to see if my properties are being scammed. No matter how many times you report it,  it just keeps recurring.

Great advice.  I'm working with a client who is listing her short sale property with me in Los Angeles, and is curently looking for a rental.  When she responded to an advertisement, the respondent indicated that he was the "owner" and lived in Thailand, requesting a deposit to be wired. Even with the new features on Craigslist to prevent scams it continues.

I am on the other side of this issue. I am a landlord and have done great with Craigslist. Renters in our town need not worry much. We never have more than 6-7 repo's out of 400+ listings. Your point is VERY valid in a lot of areas.

Hi Fernando - We see a lot of rental scams on CraigsList here. Great idea for a service to offer renters - many of them will eventually become buyers and should remember your help in avoiding a potentiall costly mistake.
