Knock Knock. Who's There? NOT ME!

I just read a blog over on Trulia where a Realtor was excited to start door knocking for business again.  He said he hadn't done it in over five years, but was anxious to get out there and get to work!  

I cringed.  

If I'm sitting in my dining room having dinner with my lovely bride, and I see somebody approaching my door...  I know this person is either:

1.  Selling something.  

2.  Selling something.  

Nobody has ever knocked on my front door to say hi, to introduce themselves, or to give me money.  I don't have any young kids at home, so it's never the neighbor kids asking if Mike can come out and play either.

Wait.  I take that back.  My neighbor Robin has knocked on my door to drop off cookies.  Bless her heart.  

 

I'm not saying that door knocking won't work for this guy, and I wish him all the luck in the world.  It's just not my style.  Here is my door knocking experience:  


Back in 2009 Amanda and I were holding an open house.  We decided to print out 100 fliers and drop them off to all of the families in the neighborhood.  We practiced our script, made sure we didn't have anything in our teeth, and away we went.  

House 1:  Hi!  We are Jared and  Amanda with The Christiansen Team at RE/MAX Home Connection.  We are holding an open house this Sunday over at 123 Main St, right down the road from you!  Feel free to stop by and see the home, and bring anybody you can think of.  There will be snacks and drinks.  Hope to see you there!  

House 1:  Yeah.  Great.  Thanks.  Can't wait.  (He took the flier!!)

House 2:  Hi!  We are...  Home owner:  Slams door. 

House 3:  Hi!  We are...  Home owner:  Not interested.  Thanks.  

House 4:  Hi!  We are...  Home owner:  Are you selling vacuum cleaners?  Ha!  GO AWAY!!  

House 5:  We didn't even start talking because the owner answered the door in a very skimpy night gown that almost revealed everything.  She was probably approaching 80, so it wasn't even a good thing.  

 

I could go on, but I won't.  We spent the next few hours getting rejection after rejection.  None of the neighbors showed up to the open house.  None of the neighbors ever called us.  I'm not saying this style doesn't work anymore, I'm just saying it's not for us.

 

What are your thoughts?  Realtors:  Do you still do this?  Home Owners:  Would door knocking work with you?

In my area if the neighborhood has an HOA or is governed by a Condo Association you could find yourself facing fines.  Many neighborhoods have no solicitation rules and some of them are diligent about going after those who violate the rules.

Door knockers really get under my skin!  It never fails they knock at the worse time as you said in the middle of dinner or when I'm on the phone with a client etc.  We are considering putting up a No Solicitation sign on our front door.  I have never nor do I ever seem myself personally being a door to door knocker!

Door knocking is not for everyone, but it does work.  You have the opportunity to meet with a potential client face to face and if they are not interested in selling their home, maybe they would be interested in getting on your mailing list and keeping them in the loop for future opportunities.

I absolutely hate when people knock on my door and bother me (unless of course it's one of the neighbors just being friendly).  I will never buy anything they're selling.  I have a rule in business: I won't do to anybody else what I don't like being done to me.  Therefore, I will not knock on doors.

I did not do door knocking.  The odds are so low I think there are better ways.  Even cold calling would be better as you can reach more people in the same amount of time

I've door knocked to announce open houses before and made contacts that I still have in my database and that I still communicate with.  Maybe 1 in 10 people will be interested, but it only takes one to make the effort worthwhile.

I tried door knocking a few homes when I first got into selling real estate.  Other than a nice walk, I got nothing out of it.  In our area, it requires a permit and the results aren't worth the time.

Jared - I know this works for some agents, but it's not something that I've ever done or plan on doing. I don't want to be bothered therefore I don't want to bother anyone.

I had three young men knock on my door the other day wanting to enlighten me on their spiritual quest.  I told them I was on a webinar and had to go.  They did leave me with their card and told me to call if I needed any help moving furniture.

I've never door knocked.  Getting someone to come to the door in this day and age would be a miracle.  I can send out more postcards in less time than I can knock on the same amount of doors.

I've never door knocked.  I hate when uninvited people knock on my door trying to sell something.  Why would I subject my neighbors or anyone else to the the I hate most!!!  I've also never done Cold Calling except when forced during training.  LOL - one company I was with had us Warm Call our Sphere of Influence!!!  Big mistake -- thought I'd never get off the phone with my 'friends'.  LOL

Thanks for all of the responses folks.  I'll never door knock and I'll never cold call.  Those two things are just not my style.

Most home owner associations have rules and people call and complain to the HOA in my area .

In my neighborhood, if you knock on one door, all the neighbors will call and warn the other neighbors that you are coming and not to answer the door.

I have not door knocked before, but I stood outside a rental building and approached people with a flier as they made their way to the metro station. It was difficult, but it only takes one person to make it feel worth while at the time.

I must admit, I haven't done it again.

I think "door knocking" is definitely out, unfortunately.  Like you said, people assume you are there to sell something so they are automatically annoyed when you're at their front door.  Not only that, but most people today are busy in the evenings and don't want to take the time to listen to a stranger at their door.  It's kind of sad actually because it didn't use be like this, people were a lot more neighbhorly "back in the day."  If these homeowners today do need in something, they will look for it themselves...online or ask around for referrals.  I wish I had a neighbhor that dropped off cookies...lucky!

I think its honest work. Sure, you do get a lot of rejections, but you have to consider it like being a Girl Scout. For YEARS those little girls go door to door or hang out in front of the grocery stores. They hear no after no after no after no after no, but thats what makes the YES that much more enjoyable. I agree it doesnt work for everyone. If you are selling in the same neighborhood often, I think it makes it easier. They neighbors get to know you and will remember you when you go to sell their house. You may have heard no 6 times from them, but you kept coming back and showed that you are committed to selling the house in the area. They may not want it now, but they may want to sell/buy eventually. Why not use the guy who kept coming back even though you were not interested... because he knows you went to everyone elses house as well.

Door knocking may work for some, I personally don't like it and feel it's also a safety issue.  I would say, if you do it, don't do it alone.  You never know who will answer the door.
