February 2012 didn’t quite surpass Feb 11 sales, coming in with 60 which is 4 short of the 64 sales last February. These numbers are much better than the recent past, which saw 40 sales in Feb 10, 26 sales in Feb 09, and 57 in Feb 08. Only Feb 07 had more sales, which was 83.
Overall, we’re ahead by 1 compared to this time last year – which had 122 sales. Year to date Feb 10 we only had 94 sales, which was better than year to date 09 with 46 sales. Year to date 08 had 107 while, once again, Feb 07 had a hearty 152 transactions.
In terms of sales volume, it’s no surprise, what with all the short sales and foreclosures, the volume is down 20% from $44M in Feb 11 to $25M in Feb 12. These numbers look huge when compared to Feb 10 with $20M in sales and Feb 09 which had a mere $11M. Feb 08 had $53M in sales volume while Feb 07 topped out at $64M. Year to date, the high was, of course, Feb 07 with $118M. Year to date Feb 08 was at $100M, 09 had $35M, 10 was at $42M, year to date Feb 11 had $83M in sales with this year posting $67M.
Median sales prices were down – for Feb 2012, the residential median was $427K, Feb 11 was $600K, Feb 10 – $443K, Feb 09 – $400K, Feb 08 – $760K and Feb 07 had a median of $601,500. Condo median for Feb 12 is $312,500, Feb 11 was $144,500. Feb 10 is at $313K, Feb 09 is $290K, Feb 08 was at $565K and Feb 09 was at $475K. Keep in mind these are median prices and not average pricing.
