Wellington CO March 2012 Real Estate Sales

February property sales were 13, up 18.2% from 11 in February of 2011 and 85.7% higher than the 7 sales last month. February 2012 sales were at a mid level compared to February of 2011 and 2010. February year-to-date sales of 20 are running 33.3% ahead of last year's year-to-date sales of 15.

Wellington CO March 2012 Real Estate Prices

The Median Sales Price in February was $174,900, down 2.8% from $180,000 in February of 2011 and down 15.2% from $206,200 last month. The Average Sales Price in February was $165,082, down 5.0% from $173,839 in February of 2011 and down 23.9% from $216,800 last month. The February 2012 Average Sales was at the lowest level compared to February of 2011 and 2010.

Wellington CO March 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of February was 76, up 31.0% from 58 last month and down 1.3% from 77 in February of last year. February 2012 Inventory was at its lowest level compared with February of 2011 and 2010. The Average Days On Market for February was 64, down 42.3% from 111 days last month and down 39.6% from 106 days in February of last year. The February 2012 Average Days On Market was at its lowest level compared with February of 2011 and 2010.

The Wellington CO March 2012 Real Estate Market Report data is still showing mixed signs - sales continue to trend upward while prices are moving in the opposite direction. The small number of transactions is working against any definite conclusions at this point, as seasonal effects and random variation still may account for some of these results.
