Waterfront property in Tampa is not nearly as homogeneous as one might first believe. Tampa waterfront property can be found in a variety of areas and types. The areas include on Davis Islands, Beach Park, Sunset Park, Culbreath Isles, Dana Shores, Bel mar Shores, Sweet Water, and others. When you are looking for waterfront, you must ask yourself what you are going to use it for. Are you looking for a nice view? Did you want to keep a boat? What size boat. In the most basic breakdown, there are three kinds of waterfront in Tampa.

Davis Island waterfront

Open bay: This is the most expensive of Tampa waterfront.  A decent sized open water lot price coming in at $1,600,000 to a large lot in a great area of South Tampa coming in at around 2,300,000 (Nov 2007). This water will be "deep", allowing boats with drafts of 4-5'. Of course, this Tampa water offers beautiful views and great boating opportunities, but does have some negative aspects. The biggest drawback is that is unprotected. This means that when larger storms come boats must be moved or drawn up on a lift.

South Tampa Canal front property

Deep Water canal: This is the second type of Tampa Waterfront. This type of waterfront can start around $1,000,000 for a nice lot and be up to 1,500,000 for a lot depending on the size and location. This Tampa waterfront has no restrictions (i.e bridge, shoals) and is "deep", allowing for good drafts for larger boats. Of coarse this type of water is more protected, but with this protection, one loses the views. This is the preferred water if one wants to keep a large yacht in the water year round.

South tampa waterfront

Bridge/shoal Restricted canals:This last type of water is one that is restricted by some obstruction which restricts the size or usability of the water. This type of water can pull $500,000-800,000 for a lot depending on how usable and how large of a boat the water can accommodate. One salient issue on the horizon in Tampa waterfront is dredging, and what impact it will have on the values of some of the less usable Tampa canal waterfront.
