Now that you have that new listing, how are you going to market it to find the right buyer? I’m confident it will receive the proper online marketing; and it will certainly be submitted to MLS; but sometimes it takes more than that.
Do you think about what type of person will purchase that property? Every property has its own set of features that may or may not be desirable to everyone. You need to determine who the ideal buyer would be for that particular listing.
If you have a two bedroom home, as an example, you would market to first time home buyers; or maybe to the senior age group if the two bedroom home is a ranch style; or maybe an investor if the numbers work properly.
If the property is a "single buildable lot" that has issues, you might want to market to engineering companies who have clients who are builders/developers; or land surveyors who have experience with land and builder contacts; or members of the home builders association who may be actively looking for lots.
Niche marketing must always be in the forefront of your marketing plan. Niche marketing is easily accomplished with direct mail marketing; networking with members of certain groups; and calling local businesses and people who fit the requirements for a buyer for your listing.
With every new listing, the first question you must ask is “who’s going to buy this listing?” Having the right answer to that question is the next step, and that’s followed by your plan to find that person with your well planned niche marketing.
It’s more fun than an Easter Egg Hunt.
